Single-zone or multi-zone?
A single-zone system pairs one outdoor unit with one indoor unit. Multi-zone equipment connects compatible indoor units to one condenser. Count the spaces, identify each room’s use and confirm the exact approved combination before ordering.

Square footage alone does not establish equipment capacity. Climate, insulation, windows, ceiling height, orientation, occupancy and internal heat loads matter. A qualified load calculation is the safest basis for final sizing.

Verify the condenser, indoor-unit models, connected capacity, number of zones, line-set sizes, branch components, controls, voltage and current manufacturer compatibility data as one complete system.

Follow the exact manufacturer instructions. Electrical work, permits, equipment location, condensate management and local mechanical requirements can still require qualified or licensed professionals even when a product supports a simplified installation process.

Never assume different refrigerants or generations are interchangeable. Confirm the refrigerant on every indoor unit, outdoor unit and related component, then follow current manufacturer documentation and applicable handling requirements.

Check equipment voltage, minimum circuit ampacity, maximum overcurrent protection, disconnect requirements and the installation manual. Product-family names alone are not enough to establish electrical compatibility.

Potential first-year expensing
The IRS lists a $2,560,000 maximum for tax years beginning in 2026, reduced when total qualifying §179 property placed in service exceeds $4,090,000. Certain HVAC improvements to existing nonresidential real property may qualify.

Current federal law generally provides 100% additional first-year depreciation for certain qualified property acquired after January 19, 2025. HVAC eligibility depends on the asset’s tax classification and project facts.

Base amount per square foot in 2026
Qualifying energy-efficient commercial-building property may support a deduction based on certified energy savings. For 2026, the IRS lists a base range of $0.59–$1.19 per square foot and a maximum of $5.94 when applicable prevailing-wage and apprenticeship requirements are satisfied.
